The living room, kitchen, 2 bedrooms, terrace and swimming pool are located on the middle floor. The villa is fully air-conditioned.

The living room is spacious and offers a cosy seating area with large glass sliding doors opening onto the terrace. Adjacent to the living room are the dining room, the open kitchen and the utility room. The dining room features a dining table seating 8 people, and this room also offers access to the covered terrace through sliding doors. From the dining room, glass sliding doors also provide access to the covered terrace with a dining table and BBQ.

The villa has 5 bedrooms and 5 en-suite bathrooms. All bedrooms are air-conditioned.

Bedroom 1, located on the level of the living room and swimming pool, has a double bed (160x200) and an en-suite bathroom with shower, washbasin and WC. Equipped with air conditioning.

Bedroom 2, also on the level of the living room and swimming pool, has a double bed (160x200). The bathroom is en suite and equipped with washbasin, shower and WC. With air conditioning.

Bedroom 3, is located on the 1st floor and offers a double bed (160x200). The bathroom is en suite and equipped with washbasin, shower and WC. Also equipped with air conditioning.

Bedroom 4, is located on the 1st floor and is a spacious master bedroom with an equally spacious en-suite bathroom with double washbasin, shower, bath and WC. The bed is a double bed (180x200). Also equipped with air conditioning.

Bedroom 5, is located on the ground floor and parking level. It is a spacious family room with a double bed (180x200) and an en-suite bathroom with washbasin, shower and WC. This bedroom is also air-conditioned.

You come to the South of France for the sun, the sea, and the relaxed outdoor lifestyle. This villa perfectly matches that. The property is built parallel to the coast, offering a beautiful and wide view of the Mediterranean Sea. The terrace enjoys sunlight from early morning and remains a delightful place to sit outside until late afternoon.

The outdoor space is atmospherically divided over several levels. From the living room, large sliding doors open onto the spacious, partly covered sun terrace. From here, you look out over the sea and enjoy the true Côte d'Azur feeling. You can relax on the comfortable lounge set or dine extensively at the dining table with eight chairs.

On the top floor, there is a large wooden terrace accessible from bedroom 3 and bedroom 4. The view from this terrace is also particularly beautiful. Due to the quiet location, space, and beautiful early morning light, this terrace is perfect for yoga or qi gong at dawn, or simply to wake up peacefully with a sea view.

The private pool of approximately 11 x 5 meters is on the same level as the living room, forming a natural extension of the terrace and living area. The pool can be secured with a hardcover. Around the pool, several sun loungers are ready for you to enjoy the South French sun.

Multiple cars can be safely parked on the private grounds behind the electric entrance gate. Additionally, you can use the spacious garage if desired.

By car, you reach the village of Les Issambres in 5 minutes, located on the coast between Sainte Maxime and Fréjus. Les Issambres offers several good restaurants. Favorites include Le Provencal/Les Muriers with its beautiful terrace under the plane trees. You can also enjoy dining on the terrace at the brasserie of this hotel. At restaurant Cap Mail, children can play on the beach while you enjoy fresh fish dishes.

It is also fun to take a boat from Les Issambres to visit Saint Tropez. In July and August, Saint Tropez is reachable in 20 minutes by shuttle boat (Bateaux Verts). From the harbor in Les Issambres hourly and from the harbor in Sainte Maxime every 20 minutes. By car, Saint Tropez is about 40 minutes away.
